Foreign nationals and Turkish citizens are no different in terms of the taxes or  levies charged!

      After Getting your tapu(title deed) of your flat, you have some responsibilities. You are responsible with paying your electricity bills, water bills and you have property tax,garbage collection tax. Turkish citizens and Foreign nationals are no different in terms of the taxes or levies charged!They pay the same tax!. Annual Real Estate Tax rates for cultivated land, uncultivated (for building) land, non-residential buildings, and residential buildings are 0.1%, 0.3%, 0.2%, and 0.1%, respectively. Tax is calculated on the basis of the declared value of the asset, which cannot be less than the threshold determined by the tax authorities. Tax payments are made in two equal instalments during the periods of March-May and November each year and are collected by local government authorities (municipality). The tax base is updated annually by a coefficient determined by the Ministry of Finance, taking into account the inflation rate. And also we recommend you to do a private insurance for your house against to earthquake ,fire,landslide,storm,burglary,flood,glass breakage,to sum up,against to all kind of risk you to feel full confidence!

1.)Electricity bills; Electricity bills comes to your home regularly every month. From Electricity Office(TEDAŞ;Türkiye elektrik idaresi A.Ş) an officer comes and read your electricity meter index and write the receipt and put in to your mail box. Paying date start 1 week after than report date and 8-10 days, you should pay it.  You can do the payments to the Banks during this period. If you are late to pay at the right time then you can pay to the Electricity Office which is called TEDAS(Tedaş) in Alanya with delay interest. After a time if you still have not paid the electricty bill, the electricity officer can cut your electricity!

2.)Water bills; Water bills comes every month too. From water office an officer comes and read your water meter index and write the receipt and put in to your mail box. Paying date start about 2 weeks after than report date and 8-10 days, you should pay it.  You can do the payments to the City Hall(Alanya Belediyesi). If you don’t pay in the right time you pay the receipts with interest. After a time Municipality can cut the water. 

3.)Property Tax; There are, like in your own country, taxes that need to be paid. When you`ve decided on the property suited for you, we will provide you with a full overview of taxes that you will encounter. Foreign nationals and Turkish citizens are no different in terms of the taxes or levies charged. Tax rates are updated periodically. The rates as of January 1st 2005 are shown below. Tax payments are made in two equal instalments during the periods of March-May and November each year and are collected by local government authorities(Municipality) Property tax is paid in 2 part in a year.Property tax you will pay at Town Hall office. You need to bring your flat information. Easy way is take the TAPU(deed)copy of your house with you!

  4.)Garbage collection tax; This tax comes in water bill, you don’t need to pay it separately. 

  5.) Insurance ; You can deal with a good insurance company and ask them to do your insurance.We can do it for you if you want against all kind of risks(fire,burglary,landslide,storm,flood,glass breakage,earthquake,with full insurance package)!

AS-ER 24 / Extra 

You can do all these by yourself or AS-ER 24 / Extra do it for you. You can be a member of this service and all your bills can be paid by our AS-ER service!  

Price of service; 150 Euro

How can you be a member of this system ?

-This service will start beginning of 2007.

-You are going to pay 500 Euro for joining this service.

   -From this 500 Euro, 150 Euro will be for the service cost, and the rest 350 Euro will be spend for your bills (Elecricity bills, water bills, insurance, property tax, if available phone, internet etc. )

   -End of the year we will check your amount and you can continue the system with the same ways. If you have extra money from passing year it will be add to new year.

- If you like to join this system you can sign AS-ER 24 / Extra service agreement.

SERVICE AGREEMENT; 

A service agreement has been arranged according to the manners and conditions given below between AS-ER 24 / Extra located in SARAY MAH.BELEN SOK.NO:16,07400 ALANYA/ANTALYA,TURKEY

(It shall be referred as the company that gives the service) on one hand , and ..........................................

(It shall be referred as the employer) ...................... Apartment..........numbered on the other.  

I am agreed AS-ER 24 / Extra  pay all my bills and I am agreed to pay for this service to AS-ER 24 / Extra   150 Euro as service cost and 350 Euro for my bills.
